Illustrative framework plan –
The illustrative plan shown on this panel provides a number of ideas about what the proposed development might include and how it might be shaped.
The plan has been designed around a street hierarchy and pattern of development platforms that responds to the challenging topography of the site and establishes a foundation for great quality place-making. As such the plan is defined by a distinctive green setting which enables the development to integrate positively with its sensitive rural setting.
The composition of the plan is intentionally fragmented to create variety in form that responds to the topography and the setting. This is framed within a hierarchy of streets and open spaces that establish a well-connected walkable place.
- A civic entrance space
- A parkland with wetland areas
- A green street connecting the entrance with the southern parkland
- Good connections to existing communities – Newnham/ Colebrook/ Chaddlewood/ Hemerdon
- Central corridor - a green car free lane connecting the entrance space with the southeast of the parkland
- Feathering out of development on the eastern edge
- Density highest around the entrance and reducing to the east
- Neighbourhood hubs for shared facilities
- A wooded edge to the north
- A spine route connecting through the site
- Possible closure of West Park Hill to cars – a new green lane
